Terms of use

Last updated September 4, 2026. ReadExact is software for landlords. It is not a licensed billing agent, utility, or law firm.

The product

You get tools to ask tenants for a meter photo, show the number from that photo, and produce an exact bill if they confirm — or a high estimate if they miss the deadline. You set the rate and the estimate percent. We do not compute legal utility tariffs and we do not promise every photo will read itself.

Meters tenants can reach

ReadExact is for meters tenants can walk up to: in-unit, closet, or outdoor. Locked common-area or basement banks are out of scope. If a tenant cannot stand in front of the meter, they cannot photograph it, and ReadExact will not pretend a text message read that meter.

Your responsibilities

• You decide whether your local rules allow tenant-submitted readings and estimated bills.
• You keep tenant contacts accurate and send the photo link (text sending from the desk is coming soon).
• You review missed units after the deadline. The software does not walk the property for you.
• $99/month for up to 20 tenants, then +$20 per 5 tenants, paid on this site with Stripe Elements. No setup fee. Using the demo does not create a paid subscription and never asks for a card.

No silent guesses

If the photo is too unclear, the tenant must retake or type the digits. A missed deadline becomes your high estimate — not a hidden guess.

Limitation

The software is provided as-is for this pre-sell / demo build. We are not liable for utility disputes, unpaid rent, or a tenant who never opens the message. See also Privacy.
